Commercial Fees

What it costs — in writing.

Commercial and business sales, priced plainly. Here's exactly how the fee works and what's included.

Alan R. Hernandez charges a 5% success fee plus a $1,000 transaction fee on commercial and business sales, paid at closing. A $750 monthly retainer covers your listings on LoopNet, Crexi, BizBuySell and CommGate, and every retainer payment is credited toward the success fee. The $2,500 onboarding fee is waived for first-time clients.

What you'd owe at closing

An example with six months of retainer paid ($4,500) — every dollar of it comes off what you owe at closing.

$500,000$26,000−$4,500$21,500

Buyer's-broker compensation (3–5%, or zero with an unrepresented buyer) and your own closing costs are separate. Terms: 1-year minimum listing term — and you can cancel any time.

Paid by Alan upfront — at no cost to you

Your listing website, your own Mia (the AI that answers buyers 24/7) and its upkeep, and your professional photography, video, 3-D tour and drone shots. Alan pays for all of it upfront. That's what a partner does.

A buyer without a broker keeps more with you

When a buyer comes to us directly, without their own broker, there's no buyer's-broker fee to pay — you pay only our success fee. On a $1,000,000 sale, that's $30,000 to $50,000 that stays with you.
