Where is Cypress? Zip codes & boundaries
Cypress sits in northwest Harris County, roughly 25 miles from downtown Houston along US-290, with the Grand Parkway (SH-99) running north to south through it. Its two residential zip codes are 77429 and 77433 (77410 is PO-box only), and the area brushes 77095, 77065, 77070 and 77084 at the edges.
Which county is each Cypress zip code in? Both 77429 (East Cypress) and 77433 (West Cypress) are in Harris County — unincorporated Harris County, so there is no city property tax stacked on top of the county and MUD rates. The far western edge of the Cypress area runs toward the Waller County line, so for a specific address confirm the county on the appraisal district record.
One thing that surprises buyers: Cypress is unincorporated. There is no City of Cypress and no city government or city property tax — it is Harris County, served by MUDs and county services. Nearly all of it is zoned to Cypress-Fairbanks ISD (Cy-Fair ISD), one of the largest school districts in Texas.
77429 vs 77433: which side of Cypress?
The two zips split Cypress into an older east and a newer west, and they behave like different markets:
- 77429 — East Cypress. The established side. Mature trees, larger lots, mostly resale rather than new construction, and often lower tax rates because the older MUD debt has been paid down. Coles Crossing is its flagship community, along with Blackhorse Ranch, Stone Gate and Lakes of Rosehill.
- 77433 — West Cypress. The newer side, and where most of the current building is. Anchored by Bridgeland, Towne Lake (built around a 300-acre boatable lake) and Dunham Pointe, plus Cypress Creek Lakes, Miramesa and Fairfield. Newer homes and a higher median price, but usually a higher tax rate too.
That tax-rate difference is worth running the numbers on before you choose a side — two homes at the same price can carry very different monthly payments. Check your Cypress home value, or compare with Katy and Spring Branch.
