Where is Downtown Houston? Zip codes & boundaries
Downtown is a compact 1.84 square miles enclosed by three freeways: Interstate 10 on the north, Interstate 45 wrapping the west and south, and Interstate 69 (US-59) on the east. Inside that ring is the original townsite of Houston, laid out in 1836 at the confluence of Buffalo Bayou and White Oak Bayou.
The zip code that covers almost all of it is 77002 — the towers, the Theater District, Market Square, the Historic District and the residential conversions all carry it. 77010 is a much smaller zip on the southeast side of the core. Step outside the freeway ring and the zip changes immediately: 77003 for East Downtown (EaDo) across I-69, 77007 for the Washington Avenue corridor northwest, 77006 and the southern half of 77002 for Midtown, and 77004 heading toward the Museum District. Every one of those zip codes is Harris County.
One thing to get right before you search: “downtown Houston” in a listing description is often used loosely for anything inside the Loop. The postal answer is narrower than the marketing answer, so search by zip code and by the freeway ring, not by the phrase.
Downtown Houston district by district
The city and the downtown management district break the 1.84 square miles into named districts, and they behave very differently as places to live:
- Skyline District — the office core and the tunnel system; the densest block of high-rise offices in Texas.
- Theater District — nine performing-arts venues in a few blocks, plus most of downtown’s older residential conversions.
- Historic District and Market Square — the original 1836 townsite, low-rise brick, the most walkable evening scene.
- Warehouse District — north edge along Buffalo Bayou, lofts and adaptive reuse.
- Ballpark District — around Daikin Park on the northeast side.
- Convention District — Discovery Green, the convention center and the hotels around them.
- Civic Center, Harris County, Medical and Shopping districts — government, courts and daytime services.
If you are buying to live here rather than to lease out, the district matters more than the price per square foot. A Historic District loft and a Convention District tower carry the same zip code and a completely different week.
Buying or selling downtown: what actually moves the number
Downtown is not a single-family market. The stock is high-rise condos, mid-rise conversions and lofts, and the things that decide value are not the things that decide it in the Heights or Katy:
- The HOA or condo fee — it can swing a buyer’s monthly payment more than a half-point of interest rate. Get the current figure and the reserve study, not last year’s.
- Parking — how many deeded spaces convey, and whether they are assigned, is a real line item downtown.
- The building, not the block — two towers on the same street can sell at very different prices per square foot depending on age, amenities and litigation history.
- Lender approval — some downtown buildings are not warrantable for conventional financing, which narrows your buyer pool sharply on the way out.
